Generative AI tools are now being used to digitally alter or enhance rental apartment listings, adding furniture, improving finishes, and making spaces appear larger and more attractive than they actually are. Renters report significant discrepancies between AI-enhanced photos and the actual apartments, discovering missing features like fireplaces, different kitchen fixtures, and spaces much smaller than advertised. Some states have begun regulating this practice, with New York requiring disclosure of AI in ads and California's Altered Image Law mandating disclosure when AI has been used to alter property images, though enforcement varies and existing broker regulations against dishonest advertisements may not clearly address AI-generated furniture and staging.
